Understanding Fair Wear & Tear

When a tenant moves out, it’s common for landlords to inspect the property and start identifying things that may need to be charged back to the bond. But here’s where confusion often comes in. Not everything that looks like damage actually is. A lot of it falls under fair wear and tear, which is simply the result of normal everyday living.

Understanding the difference between fair wear and tear and actual damage is one of the most important parts of managing a rental property properly and one of the most common causes of bond disputes.

What Is Fair Wear and Tear?

Fair wear and tear refers to the gradual deterioration of a property over time through normal use, even when the property is well looked after.

It’s unavoidable, even with great tenants.

Examples include:

  • Carpet flattening in walkways
  • Paint fading over time
  • Curtains fading from sunlight
  • Loose handles or fittings from regular use

This is considered normal use of the property and generally cannot be claimed against the tenant.

What Counts as Damage?

Damage is different. It is caused by misuse, negligence, or accidents, and is typically avoidable.

Examples include:

  • Stains, burns, or tears in carpet
  • Holes in walls or doors
  • Broken fixtures or fittings
  • Excessive grime or lack of basic care

This type of condition is generally claimable as it goes beyond normal use.

Why This Matters for Landlords

Getting this wrong can lead to unnecessary disputes and delays in finalising tenancies.

It can also:

  • Delay re-letting the property
  • Create tension with tenants
  • Lead to unrealistic expectations around bond deductions

The most successful landlords understand that fair wear and tear is part of owning an investment property and focus on long-term performance rather than minor claims.

The Bottom Line

If something has happened through normal everyday use over time, it is likely fair wear and tear.


If it has been caused by misuse, negligence, or avoidable damage, it may be claimable.
